The Canadian real estate market is changing again.
But that does not mean you need to be scared.
It means you need a good plan.
According to the Canadian Real Estate Association, home sales across Canada went down a little in August.
Sales were down 0.7% from July.
At the same time, more homes came onto the market. New listings went up 3.3%.
So, what does this mean for you?
You may have more homes to choose from.
This can be good news.
You may have more time to look at homes, ask questions and make a smart choice.
But this does not mean every seller will take a low offer.
Every home is different.
The best first step is to know what you can afford.
I can help you look at homes and connect you with a trusted mortgage professional who can explain your numbers.
You do not need to know everything before you start.
That is my job.
We can talk about:
How much you may be able to spend
Your down payment
Mortgage options
Closing costs
Home inspections
Making an offer
What happens after your offer is accepted
You can ask me questions at any step.
There are no silly questions.
Buying your first home is a big deal, and you should understand what you are signing before you move ahead.
Maybe your family has grown.
Maybe you need another bedroom.
Maybe you need a bigger yard or home office.
Moving up can feel hard because you are buying and selling at the same time.
A plan can make it much easier.
We can look at what your current home may sell for first.
Then we can talk about how much you may have to put toward your next home.
This helps you make choices based on real numbers.
Maybe your home feels too big now.
Maybe you want fewer stairs.
Maybe you want less yard work.
Or maybe you simply want a home that fits your life better today.
You do not have to rush.
We can look at the value of your current home and talk about your options.
Sometimes the right move is to sell.
Sometimes the right move is to wait.
My goal is to help you understand both choices.
The Bank of Canada kept its policy interest rate at 2.25% on September 2.
The Bank has also said that inflation and the economy still have some risks, so rates can change in the future.
This is why I do not tell buyers to try to guess what rates will do next.
Instead, I suggest building a plan that works with your budget today.
A mortgage professional can also show you how different rates may change your monthly payment.
Buyers have more choice.
That means your home needs to stand out.
Price matters.
Clean rooms matter.
Good photos matter.
Small repairs matter.
And the way your home is marketed matters.
In today's market, putting a home on MLS® and waiting may not be enough.
Before you list, I can show you what similar homes are selling for and what buyers are seeing in your price range.
That can help us build the right plan from the start.
Real estate can have many moving parts.
There may be a mortgage professional, lawyer, home inspector and other people involved.
I can help you understand who you need, when you need them and what happens next.
Think of me as your first call for real estate questions.
Whether you are buying your first home, moving into a bigger home, downsizing or simply wondering what your home may be worth, I am happy to help you build a plan.

There is no pressure to make a move.
Sometimes the best first step is simply knowing your options.
